Yatala Industrial Estate was originally established in the 1980s to cater for a range of light, general, heavy and food industries. The 40 hectare estate has lots ranging in size from 2,000m2 to 10,000m2.
Yatala Industrial Estate is estimated to contribute approximately $365.22 million (in 2015 dollars) to the SEQ economy.
MDA were responsible for the building services design for:
Mechanical ventilation to plant room’s toilets and process areas; smoke exhaust and ventilation systems to ware house areas; CO2 monitoring of air quality; ducted air conditioning to offices.
Energex sub-station; consumer mains; site main switchboard and metering with load control and essential generator supply controls; conduit pits, cable tray and cable ladder systems; individual building main switchboards. Distribution switchboards as nominated on concept design to services all areas and submains; power and permanently connected outlets to all building areas; lightning protection.
The lighting system design consisted of high & low bay discharge lighting to warehouse areas; office lighting to meet user and code requirements; plant room lighting; exit and emergency lighting as required; external lighting as required for building security and goods dispatch; carpark lighting.
Communication Dry Fire and Security Systems
Provide lead-in cabling and MDF; provide distributed communications back bone cabling to communication hubs as required to service building; provide communications data cabling infrastructure; provide security access control and CCTV systems; smoke and thermal alarms as required to meet BCA; fire indicator and mimic panel; automatic alarm systems in accordance with AS 1670 and 2220; emergency evacuation and warden intercom to AS 2220; sprinkler protection to AS 2118; water storage & fire pumps
Design of Building Hydraulic services in accordance with AS/NZS:3500 and Local Authority requirements where required; sanitary drainage within building to proposed sewer connection by civil engineer; wet trade waste pre-treatment prior to discharge to sewer to local authority and sewage treatment plant requirements; drainage from air conditioning equipment tundish drains; hot, cold, warm, rainwater and non-potable water supply to fixtures as required; includes water reticulation throughout site and site reticulation pressure pumpset after potable water treatment facility; hot water plant selection (includes solar, electric or gas hot water investigations); roof gutter, down pipe sizing, in ground roofwater drainage to point of connection provided by civil engineer; roofwater storage, filtration and re-use in accordance with client requirements; hydrant system complying with AS2419 and local brigade requirements; includes site reticulation, fire hydrant water storage and fire hydrant pumpsets; Fire hose reel system comply
